How it works

How property flipping in Spain works — from deal to return.

We find the deal, manage the renovation, and handle the resale. You make one decision: whether the deal is right for you. No local network. No on-the-ground stress.

Our point of view

Why most foreign investors never see Spain’s best deals.

The Spanish property market works differently than the UK or US. Off-market properties — the deals that return 20–30% — are rarely listed on the major portals. They move through trusted local networks.

If you rely only on public listings, you are competing for properties that have already been seen, priced and filtered by everyone else. Flipping Spain operates in the private market.

“You do not need more listings. You need access, discipline and a clear exit plan.”

The five-step process

From first brief to completed resale.

01

Deal sourcing — we find what you cannot.

We identify opportunities before they hit listing portals through agents, notaries, distressed sellers and bank portfolios across Barcelona, Madrid, Valencia, Costa del Sol and Alicante.

We reject 95% of what reaches us. Only properties with strong locations, realistic valuations, manageable renovation scope and a clear exit strategy move forward.

Your role: Tell us your budget and target region.

02

Deal assessment — we vet the numbers.

We inspect the property in person, document every room and structural element, bring in a surveyor and research comparable sold prices, rental yields and current market momentum.

You receive the asking price, renovation budget, projected resale value and estimated net ROI. The numbers are built on data, not optimism.

Your role: Tell us your budget and target region.

03

Acquisition — we manage the legal complexity.

04

Renovation — we manage contractors and timelines.

We source and vet contractors, oversee every phase, manage the budget, catch overruns early and enforce quality standards on site.

You receive progress updates, photographs and video access. The average renovation takes 3–4 months, depending on scope.

Your role: Approve the plan, monitor updates and approve any changes.

05

Resale — we prepare, market and close.

We stage and photograph the property, price it against current comparables and market it through the channels where the right buyer is already active.

We handle negotiations, the legal sale process and closing. You approve the final terms and collect the return.

Your role: Approve the asking price, review offers and accept the final sale.

Clear division of responsibility

We handle the complexity. You retain every key decision.

Built for remote investors

You do not need to be in Spain.

Our entire model is designed for investors in the UK, Europe and the US. You make decisions through email and video calls while our local team manages the work on the ground.

We send regular photographs, videos and progress updates. Your legal adviser can review and sign documents remotely.

The investor in London or New York stays as informed and in control as the investor in Barcelona.

Legal and tax support

We are not lawyers. We know exactly when you need one.

We coordinate licensed Spanish legal advisers, tax specialists and accountants who understand cross-border property investment.

You receive introductions, coordinated planning and a clear explanation of obligations before committing capital.

Important: Tax and regulatory statements in this page copy should be rechecked before publishing because legislation and proposals can change.

Common questions

Straight answers before you invest.

No. The process is conducted in English, local advisers speak English and documents can be translated so you always understand what is happening.
Yes, although lending terms for non-residents are usually stricter. Financing availability, rates and loan-to-value ratios depend on your profile, the bank and current market conditions.

Contingency is included in the budget. Any material overrun is explained before additional spending is approved, and no extra work proceeds without written authorisation.

Current areas of interest include Costa del Sol, Costa Blanca, Valencia, Madrid suburbs, and Barcelona, depending on budget and risk profile.

We reassess the market and discuss the available options, including adjusting the price, extending the hold period or considering a rental strategy. The final decision remains yours.
You can appoint your own surveyor, lawyer and tax adviser. Independent review is encouraged because a transparent deal should withstand external scrutiny.
An estate agent sells a property. Flipping Spain sources, assesses and manages the full value-creation process from acquisition through renovation and resale.
